Keeping it simple! Fee structure.

Our Landlord Fees are as follow:

Tenant Find Only is charged at £450 inc vat.

Fully managed setup cost £250.00 inc vat and just £84 inc vat a month for any property, any size.

Our Tenant Fee’s Are as Follows:

£300.00 administration fee (up to 3 applicants) inclusive of vat.

Should you require a Guarantor then there will be an additional fee of £120.00 payable.

Fully Managed Service

Taylor Walsh offer a Full Managed Service for your property, giving you peace of mind knowing that your investment is in safe hands. As well as finding you the best possible tenant and making sure that the rent is always paid on time without delay, we will also carry out inspections throughout the tenancy term just to make sure your investment is being looked after as it should be.

Inventory & Check In

A full photographic and detailed inventory can be carried out on your behalf if requested. These are charged at £165 inc vat for 1,2 and 3 bed properties. Then £220 inc vat for 4 bedrooms plus.

The Check-in process ensures that your new tenants are in agreement with the condition of the property and the contents as detailed in the inventory. Meter readings are also taken, the keys are handed over and the inventory is signed and agreed by the tenants to prevent disagreements at the end of the tenancy.

Legionella Testing

Legionnaires' disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot and cold water systems are likely to provide an environment where Legionella can grow.

We would recommend that Landlords have a Legionella Risk Assessment carried out every 5 years and as long as no concerns are noted this would satisfy their responsibilities under the current legislation. We can arrange a Legionella risk assessment if required – this is at a cost of £120.00 inc vat and includes a report confirming the assessors findings.
