Rent Guarantee

Have 100% peace of mind knowing tenants have passed our rigorous checks.

The rent guarantee is included in our monthly management fee commissions as long as the tenant/s have successfully passed our referencing procedure and meet all criteria. If the tenant/s does not pass referencing but is accepted by you (the landlord) as a tenant rent guarantee will not be applicable.

The Rent Guarantee Fund is subject to Terms & Conditions and is only available with Full Management and Rent Collection services. The Rent Guarantee Fund covers rent payments during the period of the tenancy and all legal costs incurred in connection with recovering vacant possession of the let property following a claim. Rent remaining unpaid 28 days after it is due will be paid to the Landlord. Rental payments will continue to be paid until vacant possession has been obtained. Additionally, in some circumstances, payments up to the equivalent of 2 month’s rent will be paid following vacant possession (see Terms & Conditions). This service is only available where satisfactory references have been obtained for tenants and, where applicable, guarantors

Electrical Safety Certificates (EICR)

As of the 1st July 2020, it is a mandatory requirement that all new tenancies must have an in-date EICR. If you do not have an in date certificate, we can arrange this for you if needed. By April 2021 all existing tenancies with tenants in situ must have a satisfactory EICR also.

Inventory Check In

A full photographic and detailed inventory can be carried out on your behalf if requested. The check-in process ensures that your new tenants are in agreement with the condition of the property and the contents as detailed in the inventory. Meter readings are taken, the keys are handed over and the inventory is signed and agreed by the tenants to prevent disagreements at the end of the tenancy.

Legionella Testing

Legionnaires’ disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot and cold water systems are likely to provide an environment where Legionella can grow. We would recommend that Landlords have a Legionella Risk Assessment carried out every five years and as long as no concerns are noted this would satisfy their responsibilities under the current legislation. We can arrange a Legionella risk assessment if required.

Tenants

Looking to rent in Milton Keynes?

Whether looking to rent a stylish apartment with excellent transport connections, a 3-4 bed modern family house or somewhere full of character, our local agents will find you a place to feel at home.

Upon an application being accepted for a property (subject to contract and satisfactory references being obtained), Taylor Walsh will take a holding fee equal to one weeks rent of the chosen property.

The property will be removed from the market whist the referencing is in progress and we will not conduct any viewings whilst this is underway for a maximum of 10 working days. You will have 2 working days to submit the referencing forms and requested identification to the office from the date that we received the holding fee. If you do not return and complete the referencing forms in this allotted time, we will refund the fee to you and the property will be re-marketed.

A deposit equalling 5 weeks rent, taking into account the holding fee already paid and a months’ rent in advance is payable all before check-in and the release of keys.

Upon satisfactory completion of the referencing process, the holding fee will be used towards the first months’ rental payment.

If referencing is unsuccessful or if the applicant pulls out of the process, then the holding fee will be refunded in full.

 

However, if the information is found during the referencing process that has a negative effect on the result and was not declared on the application forms and we are therefore subsequently unable to proceed with a tenancy, the holding fee will not be refunded and will be wholly retained by Taylor Walsh.

A start date of the tenancy will also be agreed by all parties in writing at the application stage and again once referencing has passed. Failure to adhere to this once the referencing has passed will also result in the holding fee not being refunded and being retained in full by Taylor Walsh.

Should the Landlord withdraw the property for any reason at all during the referencing process or after, the holding fee will be refunded in full to the applicant.

As part of the referencing process a soft credit check will be carried out and applicants must meet the affordability criteria which is calculated at the rent per calendar month x 33%. For Guarantors, this is calculated at 36%. Bonuses and commissions are not taken into account unless guaranteed by the employer.
