What to do in an emergency – outside of office hours:

If you have an emergency out of office hours for example, a gas leak or a water leak please ensure that you report this via the tab above.

Please refer to the below information, where you will find a list of recommended contractors if urgently needed. Should you need to source an alternative contractor, please do so accordingly and ensure costs are kept to a minimum. Costs that exceed over £150 may need to be evidenced and discussed further as costs exceeding this may not be deemed necessary or reasonable. If your Landlord has British Gas or similar home care cover, please ensure this is your first point of contact, after trying Taylor Walsh.

If a contractor is called out, please ensure only the most basics of repairs are carried out as any remedial works needed, will be looked at by Taylor Walsh the next working day. If the call out is not deemed to be an emergency, by the contractor after attending, or this is something that would fall under tenant responsibility or misuse, then the tenant may be liable to pay any callout or invoice. Whilst we will do our best to assist in an emergency, we are not a 24 hour service and are not always available outside of working hours.

GAS LEAK?

If you smell gas, suspect a gas leak or your carbon monoxide alarm is beeping consistently, please call the free 24-hour National Gas Emergency Helpline on 0800 111 999.

WATER LEAK?

If there is a water leak in the property, please isolate the water supply by turning off the stopcock. This is usually found under the kitchen sink. Please call the Anglian Water 24-hour emergency helpline on 03457 145 145.

ELECTRICS TRIPPING?

If your electrics are tripping, please visit www.ukpowernetworks.co.uk to check for any local power outages. If no outages are reported, please check for any faulty appliances that may be causing the issue and ensure all switches in your fuse box are in the “up” position. If the problem persists, contact the emergency electricians listed below.

If you have locked yourself out of the property, you will need to contact an emergency locksmith to re gain access. The cost will be down to tenants to settle and cost of additional keys for agent and Landlord.

Low boiler pressure?

If your boiler is displaying low pressure, we have linked below the webpages for the four most common boiler manufacturers, so you can see how to repressurise the boiler as this is tenant responsibility. If your boiler is not one of these, then a quick Google search will bring up the ‘How to Guide’ for your boiler.

Please also ensure that the thermostat is set to a minimum temperature as this can also be a reason for issues with heating. We have linked below the guides for two of the most used thermostats within UK homes. As above, if your property has a different make of thermostat a Google search should locate a manual for your type of boiler.

No gas supply to the property?

If there is no gas supply to the property at all, this will be a supply issue so you will need to contact your gas supplier for assistance.

Radiators not heating up?

If you find that you have radiators in the property that are either not getting hot or are partially heating, these may need bleeding which also falls under tenant responsibility. If you can please refer to the below link which details how to do this:

Frozen condense pipe?

If the weather is very cold, the water pipes in the property may have frozen over causing water supply problems. You may need to pour lukewarm water on the outside condense pipe. If you are able to pop some foam or lagging around the pipe it will help with the colder temperatures and any disruption to heating and hot water coming into the property. If you are away from your home at all please remember to keep your heating on low during colder months.

SMOKE AND CARBON MONOXIDE ALARMS

Please ensure that you are checking all alarms monthly by testing them and making sure that they are dust-free. Please refer to the below link on how to test your smoke detector. If the alarms are faulty, please ensure that you report this to Taylor Walsh on the maintenance repair link.

WHITE GOODS

Fridge freezer

If your fridge freezer is not cooling, please ensure that the temperature dial is set correctly. Please check the user manual for full setting details.

Washing machine

If your washing machine is faulty, please ensure that you have emptied your filter which is usually located at the front of the washing machine. For any error codes please refer to the manufacturer’s manual.

Oven/Hob

If your oven/hob comes up with an error code, please refer to the manufacturer’s manual and troubleshoot accordingly.

Dishwasher

Please ensure that your dishwasher is kept topped up with rinse aid and salt, along with regular filter cleaning.

PROPERTY VENTILATION

Please ensure the property is correctly ventilated to reduce any risk of damp or mould occurring, please refer to the below leaflet which provides further information on preventing and treating damp areas.

Utility supply:

Our company work with Homebox to ensure that utility suppliers are notified of a change in occupancy. This is important work to be completed to ensure that the supplier of gas, electricity, water and council tax are aware that you, The Tenant, are responsible for the services within the property.

Tenants agree that our company can share your details (first name, last name, email address and mobile phone number) with Homebox, in order to send your information to the suppliers of gas, electricity, water and council tax once your tenancy is confirmed.

Homebox will send you a series of text / WhatsApp messages, emails and phone calls explaining and providing you with options for how to set up your bills and explaining who your suppliers are for your new home.

You can opt out of communications from Homebox at any point.

As part of this agreement, you indicate your consent to your personal information being passed to Homebox, who will attend to helping you to set up your household bills by passing your details over to the utility and service providers relevant to your home move.
