Upon an application being accepted for a property (subject to contract and satisfactory references being obtained), Taylor Walsh will take a holding fee equal to one weeks rent of the chosen property.

The property will be removed from the market whist the referencing is in progress and we will not conduct any viewings whilst this is underway for a maximum of 10 working days. You will have 2 working days to submit the referencing forms and requested identification to the office from the date that we received the holding fee. If you do not return and complete the referencing forms in this allotted time, we will refund the fee to you and the property will be re-marketed.

A deposit equalling 5 weeks rent, taking into account the holding fee already paid and a months’ rent in advance is payable all before check-in and the release of keys.

Upon satisfactory completion of the referencing process, the holding fee will be used towards the first months’ rental payment.

If referencing is unsuccessful or if the applicant pulls out of the process, then the holding fee will be refunded in full.

However, if the information is found during the referencing process that has a negative effect on the result and was not declared on the application forms and we are therefore subsequently unable to proceed with a tenancy, the holding fee will not be refunded and will be wholly retained by Taylor Walsh.

A start date of the tenancy will also be agreed by all parties in writing at the application stage and again once referencing has passed. Failure to adhere to this once the referencing has passed will also result in the holding fee not being refunded and being retained in full by Taylor Walsh.

Should the Landlord withdraw the property for any reason at all during the referencing process or after, the holding fee will be refunded in full to the applicant.

As part of the referencing process a soft credit check will be carried out and applicants must meet the affordability criteria which is calculated at the rent per calendar month x 33%. For Guarantors, this is calculated at 36%. Bonuses and commissions are not taken into account unless guaranteed by the employer.

Renting a Property with Taylor Walsh – Step-by-Step Guide

1. Applying to rent the property

After viewing the property you can make an application via the link on our website –Tenant Application Form – Taylor Walsh This will be put over to the landlord to confirm if they wish to accept your offer and you will be notified with either outcome.

2. Application & Holding Fee

Once your application has been accepted, we’ll request a holding fee equivalent to one week’s rent for your chosen property.

After the holding fee has been received:

  • The property will be taken off the market
  • We will pause all further viewings while referencing is underway

3. Submitting Referencing Documents

You will have two working days from the date we receive your holding fee to submit all referencing forms, photographic ID and right to rent share codes* for all tenants, guarantors and any permitted occupiers.

If we do not receive your completed forms and identification within the specified timeframe, the holding fee will be retained in full and the application process will be discontinued.

Online referencing links will be sent once documentation has been received and these must be completed within 24 hours.

4. Referencing Checks

As part of the referencing process, the following checks will be carried out:

  • A soft credit check
  • A reference from your current or previous landlord from the past 3 years
  • An employment reference confirming your income and employment status over the past three years.

To meet affordability:

  • Applicants must earn at least 33× the monthly rent annually
  • Guarantors must earn at least 36× the monthly rent annually

You’ll need to provide documents such as recent payslips and bank statements.

Please note: Bonuses and commissions are only considered if they’re guaranteed by your employer.

We allow a maximum of 10 working days for referencing to be successfully completed. If referencing is not completed within this timeframe, the application process will be discontinued.

In line with the TFA 2019, The holding fee will be retained in full by Taylor Walsh If at any point during the referencing process the following occurs:

  • If the tenant fails a Right to Rent check
  • If the tenant provides false or misleading information 
  • If the tenant pulls out of the application process before the deadline for agreement (15 calendar days after the holding deposit was taken to when the contract is signed and dated by both parties, unless otherwise agreed between all parties in writing for a reasonable extension date) 
  • If the tenant fails to take all reasonable steps to enter the tenancy agreement.

The holding fee will be refunded in full if:

  • The letting agent or landlord pulls out of the application process before the deadline for agreement; 
  • The letting agent or landlord fails to take all reasonable steps to enter the tenancy agreement.

5. Referencing Outcomes and Agreeing the Tenancy Start Date

We will agree a tenancy start date with you in writing at two key stages: during the application process and again once referencing has been completed.

Following a successful referencing outcome, we will reconfirm the move-in date in writing with all parties and provide the relevant move-in documentation for tenants to review in advance of the check-in appointment.

If, after passing referencing, you choose not to move forward or cannot meet the agreed start date, your holding fee will be retained and not refunded.

6. Final Steps Before Move-In

Upon the start date of your tenancy, once you have a copy of the fully executed signed agreement you will need to pay:

A deposit equal to five weeks’ rent (with the holding fee deducted)

One month’s rent in advance

If your tenancy is managed by Taylor Walsh, your deposit with be lodged with the TDS Custodial Scheme.
